Why should I trust you?
I am currently working with a seller who is very gun shy in going forward with a short sale. I am not a realtor, (although in my defense, I could lie about being one, or be a realtor with bad scruples) so there is a legitimate fear that I may be some kind of snake in the grass looking to steal her property. Although with what I do I personally do not know how I could ‘steal’ the property, but you hear all sorts of horror stories on the news these days! It is a challenge to prove that I am a real person, concerned with her well being, and I will not tear the rug out from under her.
So, I gave her the names and numbers of the sellers that have recently completed the short sale process with me.
I asked her to look at my site that has more testimonials.
I have asked her to call the title companies I work with on a regular basis.
I also asked her to contact the many realtors that know who I am and what I am all about.
Hopefully in talking to all of these people she will be convinced I am not some kind of scam artist!

5 Stages of Grief and Short Sales

The more transactions I do, the more I realize a person facing foreclosure goes thru the same 5 stages of grief that a person going through a divorce, or death of a loved one goes through.
Denial. Ignoring the situation, bills, and phone calls.
Anger. No one will listen, they cannot find a way to keep the house they love.
Bargaining. Praying and playing the lotto.
Depression. Hopefully they can come out of this, I try to help as much as I can.
Acceptance. Hooray! These guys are happy and ready to move on! Short sales make this hooray easier, as the seller does not have a devastating, long lasting hit on their credit!

Aurora Loan Servicing being sued

Interesting, Aurora Loan Servicing is being sued by 4 families for not offering HAMP (Home Affordable Modification Program) without proper reason. Should banks be forced into government programs? It will be interesting to see how this one turns out.
